Energy efficiency often takes a back seat to the daily demands of running a building. But as utility rates continue to rise, even small inefficiencies in HVAC systems can quietly drive up operating costs year and year.
At Schmidt Associates, we focus on helping building Owners make informed, practical decisions that improve performance today and protect long-term value. That is why we work with AES Indiana on Find and Fix—a no-cost, low-disruption building tune-up designed to uncover and correct common energy inefficiencies in just one visit.
As an approved retro-commissioning provider, Schmidt Associates helps Owners take full advantage of this opportunity while laying the groundwork for stronger long-term building performance.
What Is Find and Fix?
Find and Fix is a streamlined retro-commissioning (RCx) program offered by AES Indiana for commercial buildings that focuses on fast, actionable improvements. It provides a fast, hands-on approach to energy savings by identifying and implementing small but impactful adjustments to your building automation system.

Unlike traditional audits or large capital projects, this service is all about immediate action and practical results—with no cost to eligible participants. For many Owners, Find and Fix serves as a first step into broader RCx strategies that help prevent performance drift and deliver ongoing energy and operational savings over time.
How It Works
The process is simple. A Schmidt Associates Controls and Energy team member, working alongside your controls contractor if needed, visits your building for a single day—or two shorter visits—to assess how your HVAC system is operating.
We focus on control settings that can be optimized for better efficiency without replacing equipment or disrupting operations. After identifying these opportunities, we present a scope of work for your review. Once approved, adjustments are implemented the same day or shortly thereafter on-site. AES Indiana covers the full cost of the service, including contractor time, as part of this pilot program.

“It really is one of the easiest ways for Owners to save money. It doesn’t take much time, and because AES Indiana covers the cost, there’s almost no risk in giving it a try. For many facilities teams, the biggest surprise is how much improvement can come from small, targeted adjustments.”

What We Typically Adjust
The tune-up targets settings within your existing control system that influence how energy is used throughout the day. Common adjustments include:
- RTU and AHU scheduling: Optimizing equipment runtimes to match occupancy.
- Thermostat setpoint changes: Adjusting temperatures during occupied and unoccupied hours.
- Static pressure and supply air resets: Reducing fan energy while maintaining comfort.
- Economizer and ventilation optimization: Ensuring outdoor air use is energy-smart.
These changes often lead to energy savings of 5 to 15 percent annually, without the need for new equipment or major system changes.

Why It Matters
In today’s energy landscape, efficiency is more than just a cost saver—it is a smart operational and financial decision. Programs like Find and Fix give building Owners a simple, low-risk path to improving system performance, utility bills, and making more informed decisions about their facilities.
Helping clients make informed decisions that lead to lasting results is central to how Schmidt Associates partners with Owners. The Find and Fix program supports that mission by delivering immediate value while opening the door to longer-term performance improvements.
