The restoration of this architectural gem helped launch the rebirth of Massachusetts Avenue.
Before Massachusetts Avenue became one of Indianapolis’s most vibrant cultural corridors, it was a quiet stretch of boarded-up storefronts and overlooked potential. But at the corner of possibility and persistence stood the Hammond Block Building—weathered, worn, and waiting for a second chance.
As we approach our 50th anniversary in 2026, Schmidt Associates is revisiting the projects that have defined who we are and how we serve. The award-winning restoration of the Hammond Block wasn’t just about saving a building. It was about helping a neighborhood believe in itself again—and proving what thoughtful, community-driven design can achieve.
A Historic Landmark at a Critical Crossroads
Built in 1874, the Hammond Block Building occupies a prominent triangular lot where Massachusetts Avenue intersects with the downtown grid. Its flatiron footprint and decorative masonry made it an architectural standout in its day. However, by the late 1970s, the building had suffered decades of neglect. Its brick façade had been spray-painted red, chimneys were missing, windows were boarded, and water damage threatened its structure.
When Schmidt Associates moved our offices into the Hammond Block in 1979, Massachusetts Avenue had few signs of vitality. But we saw potential. We believed the building could become more than just an office. It could anchor a larger transformation.
Preservation With Purpose
The introduction of the Federal Historic Preservation Tax Incentives Program gave communities across the U.S. new tools for revitalization. The Hammond Block offered a powerful opportunity to show how historic preservation could breathe life back into urban neighborhoods.
Our team rolled up their sleeves with three clear goals: restore the building’s architectural integrity, modernize it for today’s needs, and spark momentum for investment throughout the neighborhood. We also committed to completing the work within a $500,000 budget.
Here’s how we brought that vision to life:
- Cleaned the red brick façade to restore its natural color
- Reopened original window openings to restore historic proportions
- Recreated missing masonry details, including arches, dentil work, and chimneys
- Raised the first floor to its original height for improved visibility and authenticity
- Added a mezzanine to increase usable office space
- Installed a hydraulic elevator and exterior ramp to ensure ADA accessibility
An Anchor for Mass Ave’s Comeback
The Hammond Block Restoration did more than preserve a historic structure. It lit the spark for what Mass Ave could become.
By choosing to headquarter our firm in the renovated building, Schmidt Associates became one of the first professional presences to reinvest in the corridor. This sent a clear message: Massachusetts Avenue had value and potential.
The Hammond Block became what urban planners refer to as an anchor institution—long-standing, mission-driven entities that support local economies, attract investment, and help stabilize neighborhoods.

The building’s prominent location at the start of Mass Ave helped draw new tenants, businesses, and foot traffic. Over time, it contributed to the transformation of the street into one of Indianapolis’s most active arts, dining, and cultural destinations.

The Legacy Continues
More than 40 years after its transformation, the Hammond Block still stands proudly at the gateway of Massachusetts Avenue. It reminds us daily of what’s possible when architecture, preservation, and community vision align.
