What happens when a school’s HVAC system hasn’t been updated in more than 60 years? Rising utility costs, inconsistent heating and cooling, and learning environments that aren’t as comfortable as they should be.
That was the challenge East Chicago School District faced at three of its long-standing elementary schools—Harrison, William McKinley, and Washington. With infrastructure showing its age, the district saw an opportunity to modernize its buildings, improve efficiency, and reduce operating costs.
Bringing Time-Tested Schools Into the Future
Upgrading systems that had served students for decades meant honoring the past while designing for future performance.
“Going into buildings that hadn’t been updated in nearly 60 years meant we had to uncover and understand past practices before determining the best way forward,” said Schmidt Associates Project Manager Patrick Grap. “It was an exciting challenge to bring these schools up to today’s efficiency standards.”
Our team replaced key HVAC components—including chillers, boilers, and air handling units—along with outdated electrical systems. The result? More consistent climate control, better system performance, and a major step toward sustainability.
Efficiency That Pays Off
Modernizing infrastructure was only part of the solution. To maximize long-term value, our Energy Services team helped the district secure significant energy rebates.
Led by Energy Services Manager Bill Gruen, we managed the rebate process from start to finish—including pre-approvals, site visits, and documentation. In the end, East Chicago Schools received a $234,145 rebate from NIPSCO, their utility provider, for Schmidt Associates’ and other energy projects.
“Being able to provide a service that gives back to our Owners and communities is what drives us,” said Gruen. “We’re not just designing efficient buildings—we’re helping Owners realize real financial value from their investments.”
